Ohio weather is hard on fences. High winds, heavy snow, freeze-thaw cycles, and the occasional summer storm that comes out of nowhere — sooner or later, most fences in the Dayton area need some attention. At Broadway Fence LLC, fence repair is a big part of what we do. We fix storm damage, leaning posts, broken gates, and rotted sections across Dayton, Huber Heights, Trotwood, Englewood, and the surrounding suburbs — and we'll always tell you honestly whether a repair makes sense or you're throwing good money after bad.
Storm Damage Repair
After a big wind event, our phone rings off the hook — and the damage is usually the same story: sections blown flat, posts snapped at ground level, or a tree limb through the middle of a run. We come out, assess what's actually damaged versus what just looks bad, and give you a straight repair quote. In most cases only a section or two needs rebuilding. We match materials as closely as possible, replace posts properly in concrete below the frost line, and get your yard secure again fast.
If the fence was already on its last legs before the storm hit, we'll say so. Sometimes a storm just finishes what age started, and patching a failing fence is money you'll never see again.
Leaning Posts and Sections
A leaning fence is the most common repair call we get, and it almost always traces back to the original installation: posts set too shallow, no concrete, or concrete that wasn't crowned so water pooled and rotted the post base. Ohio's freeze-thaw cycle does the rest — every winter, the ground heaves a little more, and every spring the fence leans a little further.
The fix depends on how bad it is. A post that's just starting to lean can sometimes be straightened, re-set, and braced. A rotted post needs to come out and be replaced — there's no saving wood that's gone soft at ground level. When we replace posts, we do it right: full depth, concrete, proper drainage. We don't reset a post the same bad way and hope for a different result.
Gate Repair and Realignment
Gates take more abuse than any other part of a fence — they're opened and closed thousands of times, they hang all their weight on two hinges, and kids swing on them. The usual complaints: gate won't latch, gate drags on the ground, gate sags to one side.
Most gate problems are fixable without replacing the gate. Re-hanging on proper hinges, adjusting or replacing the latch, adding an anti-sag kit, or rebuilding the frame if it's twisted. We'll also tell you when a gate is past saving — a rotted wood gate frame that's been dragging for two years usually isn't worth the labor to resurrect.
Replacing Damaged or Rotted Sections
Sometimes it's not the posts — it's the fence itself. Bottom boards rotted from wet mulch, pickets split from years of sun, a section chewed by a bored dog. We replace damaged sections to match your existing fence as closely as current lumber allows. New wood next to weathered wood looks different for a while — it weathers in within a season or two, and a coat of stain evens it out right away if it bothers you.
When to Repair vs. Replace: Honest Advice
This is the question that matters, so here's our actual framework:
Repair it when: the damage is limited to a section or two, the posts are solid, the fence is under 10 years old, and the repair costs less than about a third of replacement. Most storm damage falls here.
Replace it when: posts are rotting across the whole line, more than a third of the fence is failing, repairs would cost half of new, or the fence is 15+ years old and you're about to start a cycle of annual patch jobs. At that point, replacement is cheaper than two more years of repairs.
We'll walk your fence line with you and give you both numbers — repair cost and replacement cost — so the decision is yours with full information. No pressure either way.
How Our Repair Service Works
Call or request. Tell us what happened — storm, leaning, gate issue, whatever you're seeing. Photos help if you can send them.
On-site assessment. We look at the actual damage, check the posts and the overall condition of the fence, and tell you what it needs.
Straight quote. Repair price, and if replacement might make more sense, that price too. You decide.
Fast scheduling. Repairs — especially storm damage that leaves your yard open — get priority. A fence that's down is a security issue, and we treat it like one.
We service all fence types: wood, vinyl, chain link, and aluminum. And yes, we repair fences we didn't install — about half our repair work is fixing other companies' fences.
Frequently Asked Questions
Can you fix just part of my fence?
Almost always. Most repairs involve one to three sections, a few posts, or a gate. Full replacement is the exception — unless the whole fence is failing.
Do you repair fences installed by other companies?
Yes — about half of our repair work is on fences we didn't build. If the original installation was fundamentally flawed, we'll tell you that too.
How quickly can you come out for a repair?
Storm damage and security issues get priority — usually within a day or two. Routine repairs are typically scheduled within the week. Call (937) 520-9593 and tell us what you're dealing with.
Is it cheaper to repair or replace my fence?
Rule of thumb: if the repair costs less than a third of replacement and the rest of the fence is solid, repair. Widespread rot or a 15+ year-old fence usually means replacement wins. We'll give you both numbers.
